offer a consultation prior to letting to advise you
of the best way to rent your property and offer advice
on the level of rent we could achieve.

- After
this consultation we would then advertise the property
to let

- We
can carry out all viewings on your behalf until suitable
tenants are found.
|
- References
are obtained from all prospective tenants and are
made available to landlords for perusal.

- We
supply and arrange the tenancy agreement. Normally
this is a shorthold tenancy agreement either for six
or twelve months. A bond normally equal to one months
rent is taken from the tenant and held until the end
of the tenancy.

- The
bond is only returned when we and the landlord are
satisfied that the tenancy has been conducted satisfactorily.
|
- All
rent during the tenancy is collected one month in
advance either by standing order or by cheque.
|
- A
detailed inventory is compiled of the property and
all utility bills are placed into the tenants name.
|
- We
would arrange to visit the property at regular intervals
during the tenancy to check that the tenant is maintaining
the property in the correct manner.

- We
can offer our landlords a maintenance service if required
|
- Our
service charge is 10% of the monthly rent we collect
on the landlords behalf. The 10% is subject to 17.5%
VAT. A quarterly bank charge of approximately £9.00
is also deductible.
